Real Estates Investing 101



It’s no secret that real estate is one of the most lucrative investment opportunities available. After all, property is the one commodity that we’re not making more of. Nonetheless, some people aren’t comfortable with the risks often involved in buying, selling and renting out properties-and yet they still would like to reap the rewards of a real estate investment. Real estate is one of the few investments in which risk is directly proportional to knowledge. True, it has a higher learning curve than investing in the stock market, but there’s no proof that having knowledge of the stock market reduces risk (just ask your mutual fund manager).

The more knowledge of investing techniques, financing, acquisition, negotiating and, of course, your local marketplace, the less risky your investments will be. A bargain real estate purchase will generally always be a safe investment; a bargain stock purchase isn’t. After all, who says the company you bought into will be in business next year?

Real estate investors looking for “ground Floor” land investment prospects are finding pre-construction planned communities to be the perfect opportunity. With the majority of land being primary and second home locations, a smart investor gains the benefit of being in a desirable neighborhood location with only a small percentage of other investors. As property values increase at a rapid rate, the time to make your investment move is never better than today for the following reasons.

  • Little to no effort required (a true TurnKey investment - no more fixing up old houses and flipping)
  • Lock in low payments; interest rates are the lowest they have been in 20 years
  • Invest at Todays Pricing (Price points continue to increase, sometimes on a monthly basis - get in now)
  • Availability - Whats available today is typically gone tomorrow (When you hesitate, opportunities will pass you by. investing in preconstruction is one of the fastest growing industries in recent history)
  • Invest at Pre-Construction prices - Before roads and services go in. (Those who get in early are handsomely rewarded. Get in ealry and watch the poperty grow to international exposure)

This is perhaps the least adhered to rule of all. Learn from other people’s past mistakes. You may even wish to seek out individuals and companies that have real estate investments. Most homeowners and business owners who have experienced painful blows in the home-buying process can’t get to the bullhorn fast enough. You’d be surprised at what information veterans can offer.
